What do you do to prepare for a property rent?

After a property gets vacated we conduct an inspection to see if the property needs any major maintenance, if it does we proceed to get it fixed and ready. If it doesn’t, then we proceed to paint and clean it.

How do you market the property?

We work with a property management software that helps us advertise the property on all major rentals sites such as: Zillow, Rentals.com, Hotpads, MSN, AOL real estate, Trulia, Apartments.com and many more. Our staff publishes and follows up with postings in other popular sites like: Craigslist, SpareRoom, Roomie, etc. And we also have a team posting the properties on all social media apps.

Do you screen for potential tenants?

Yes. We always do! For our properties we do a first screening by our advertising staff, we ask basic questions as: Income, workplace, age, etc. After that we would run a screening report on our property management app, this is to ensure that the candidate does have a good credit score, no criminal records, etc. Also, it is very important that all candidates monthly earnings are at least three times the rent amount, this way we avoid potential paying issues.

Do you host open-house events or how do you show the property to prospects?

Once the prospect complies with basic application rules (income, workplace, credit and criminal records, etc) we can show the property to them, in case of major properties we may be able to host an open-house event.

Will you take care of creating, amending and signing all leases and renewals?

Yes we will. Our team has the experience to create and amend any lease that you may need. We create and sign all leases online with digital signatures to ensure quick processing time. So, forget about time-consuming appointments to get the lease signed, everything is done within minutes!

Who will take care of all maintenance requests from my tenants?

We will. We have an excellent maintenance staff with handy-men, landscapers, cleaning crew, and administrative aid that will take care of every single need you or your tenants may have.

Is someone going to be available when me or my tenants need assistance?

Yes. As a part of our team we have customer service specialists that will be available via text message (SMS) from 8 AM until 11 PM, this team will take care of your requests and will follow up with you.
